MEnD Consulting was engaged by Building Management and Works (BMW), Department of Finance; Jones Lange LaSalle to carry out investigative works to assist with the scope development for the $15M Dumas House building façade and podium refurbishment project. MEnD were chosen for their combined technical expertise and practical experience with heritage building façade refurbishment.

Dumas House was constructed between 1963-1965, in Post-War International style. The seventeen-storey building, 91.4m long and 21.9m wide, provides for two basement floors, an open ground floor, twelve office floors, and an upper floor for a plant.

The building is a composite structure consisting of a steel frame with concrete floors and concrete enclosing shafts to lifts and stairs. The perimeter columns to the main north and south façades are external to the recessed enclosing glazed curtain wall treatment, thereby producing 1.68 m projecting hoods for sun protection and window cleaning access. Externally the columns are encased with black reconstructed granite slabs and the faces of the horizontal projection hoods are covered with precast concrete fascia panels. These panels had a white cement and exposed quartz aggregate finish.

The scope of work included a range of practical trials and testing. MEnD Consulting removed a total of 9 concrete fascia panels from the building using a range of techniques including rope access, in-situ demolition and crane lifts. We completed a range of tests to determine the cause of the deterioration and assist with the development of a suitable remediation scope.

Solution Execution

  • The combined technical and practical experience provided by MEnD provided value for money to the client
  • Scanning Electron Microscopy Petrography, Energy Dispersive Spectroscopy, and X-ray Deification analysis were used to characterize the deterioration mechanisms effecting the concrete structure.
  • MEnD completed trial refurbishment works utilizing crane lifts, rope access, and asbestos removal.
